💼 BAH & Budget Planning

I'll help you understand your BAH at your new duty station and create a realistic housing budget based on local market conditions.

Second-Tier Entitlement Options

Many service members don't realize you may be able to own two VA-financed homes simultaneously in certain situations.

How It May Work

If you've already used part of your VA loan entitlement on your current home, you may have remaining entitlement available for a second VA loan, depending on your specific situation.

Potential PCS Scenarios

  • You bought a home at your first duty station with a VA loan and get PCS orders to a new base—you may be able to keep your current home as a rental while purchasing at your new location
  • You're returning to a previous duty station where you already own a VA-financed home
  • You want to explore keeping your current home while buying in a new location

Why Consider Keeping Your Home

  • Build long-term wealth through real estate
  • Rental income may offset mortgage costs
  • You may have a home ready if you return to that duty station
  • Potential long-term financial benefits

Important: Second-tier entitlement is complex and depends on many factors including your current loan balance, remaining entitlement, purchase price at your new location, and county loan limits. Let's discuss your specific situation to determine if this option is available to you.
