Down Payment Assistance & First-Time Buyers

Do you offer down payment assistance or first-time buyer programs?

+

Yes. I help first-time and repeat buyers explore a wide range of down payment assistance (DPA) and low- or no-down-payment programs. This includes statewide options like Georgia Dream, national programs through FHLBank (FHLB), and additional resources available through our lender partnerships.

For eligible buyers in Camden County and surrounding areas, many locations also qualify for USDA financing, which can offer a 0% down payment option depending on income limits and property location. I review your goals and eligibility to help match you with the programs or loan structures that best fit your situation.

VA Loan Questions

Can I have two VA loans at the same time?

+

In some situations, yes. Some service members and veterans can use remaining VA entitlement to purchase a new home while keeping their current VA-financed property. This is common during PCS moves when selling the previous home isn't practical or desirable.

Whether you qualify depends on your available entitlement, the size of the new loan, and local county limits. I help buyers calculate their remaining entitlement, understand second-tier VA guidelines, and decide whether carrying two VA loans makes sense for their goals. Learn more about having two VA loans simultaneously.

Can I use my VA home loan benefit more than once?

+

Yes. Many service members and veterans can use their VA loan benefit more than once. Your entitlement may be fully restored after selling a home with a VA loan and paying off the loan in full, and in some cases you may even be able to use remaining entitlement to purchase again without selling your previous property.

I help buyers understand how VA entitlement works, how restoration applies, and how to plan future purchases as duty stations or life circumstances change. If you're unsure about your current entitlement or eligibility, I can walk you through it step by step. Read more about using your VA benefit multiple times.

Do you assist with VA IRRRL (streamlined) refinances?

+

Yes. I have extensive experience helping service members and veterans use the VA IRRRL (Interest Rate Reduction Refinance Loan), the VA's streamlined refinance option for existing VA mortgages. An IRRRL can simplify the process of updating your current VA loan by reducing documentation, speeding up timelines, and making the refinance more straightforward than a traditional refinance.

I explain what to expect, review your goals, and walk you through the steps so you can make a well-informed decision. I can help you determine whether an IRRRL may fit your situation.

Service Area & Licensing

Do you lend in states outside Georgia and Florida?

+

Yes. I am licensed to lend in all 50 states, and I actively help buyers purchase or refinance homes outside Georgia and Florida. Many of my clients are military families completing PCS moves, so I regularly assist with transactions in states such as Florida, Virginia, Connecticut, California, Texas, and more.

While my local focus is Camden County and the surrounding North Florida/South Georgia area, I can support you wherever your move takes you.

Local Down Payment Assistance Programs

What down payment assistance programs are available locally?

+

In Camden County and the surrounding areas, I can help buyers explore several local and statewide down payment assistance programs. This includes options like Georgia Dream, which may offer support with down payment or closing costs for eligible buyers.

As a bank lender, I also have access to national programs offered through FHLBank (FHLB), which are available to qualifying buyers in our area. Depending on your situation, there may also be local grants or community-based programs that can help first-time or repeat buyers. I review every option with you to match the programs that best fit your goals and eligibility.

Do you help military families access down payment assistance?

+

Yes. I assist military families with both national and Georgia-based assistance programs. In addition to exploring options through Georgia Dream, I help eligible VA buyers look into programs such as VA Peach Select (where available), which can provide a subsidized interest rate on VA loans.

As a bank lender, I have access to national and statewide resources that may help reduce costs, such as FHLBank assistance. For PCS moves, I also support families beyond financing—connecting them with community organizations, Chamber of Commerce contacts, and networking groups to make the transition smoother.

Can experienced or repeat buyers qualify for down payment assistance?

+

Yes. Some down payment assistance programs allow experienced or repeat buyers to qualify. Through our Essex partnership, I have access to options designed for buyers who are not purchasing their first home.

In Georgia, programs like Georgia Dream may also offer assistance to eligible non–first-time buyers depending on the guidelines in place at the time of application. Because qualification is situation-specific, the best next step is a short consultation where I can review your goals and help determine which programs may fit your scenario.

Are there down payment assistance options for first-time homebuyers?

+

Absolutely. I work with several programs designed specifically for first-time buyers, including grants, forgivable loans, and state or local housing incentives. As a bank lender, I also have access to national down payment assistance programs offered through FHLBank (FHLB) as part of our partnership.

For Georgia buyers, I can help explore eligibility for programs like Georgia Dream, which may provide assistance toward down payment or closing costs. I review your situation personally to help match you with the best options available.

Refinancing Questions

Do you assist with refinancing?

+

Yes. I assist homeowners with refinancing and can help you evaluate options based on your goals. I have extensive experience working with the VA IRRRL program (Interest Rate Reduction Refinance Loan), the VA's streamlined refinance option for existing VA mortgages.

I guide you through what the process typically looks like, review potential benefits, and help you understand the documentation and timelines involved. Whether you're exploring a VA IRRRL or another refinance option, my goal is to provide clear information so you can make a confident decision.

Loan Comparison & General Process

Can I get help comparing VA, FHA, USDA, and conventional loans?

+

Yes. I can help you compare VA, FHA, USDA, and conventional loan options based on your goals and qualifications. I use software that provides simple, easy-to-understand cost comparisons so you can clearly see the differences in payment, fees, and long-term costs.

In addition to explaining the advantages of each program, I have direct experience working with all of these loan types, which allows me to advise you on what the underwriting process typically involves for each option. I walk you through the pros, cons, and expectations so you can make an informed decision.

Working with Mitch

What areas do you serve locally?

+

I lend in all 50 states, but my local focus is helping buyers and homeowners in Camden County, Kingsland, St. Marys, Woodbine, Brunswick, and the surrounding North Florida and South Georgia communities.

I live and work here, and I reinvest in our community through organizations like Rotary and the local Chamber of Commerce. Whether you're purchasing locally or relocating from out of state, I provide guidance tailored to your goals and the market you're moving into.

How long does a mortgage pre-qualification take?

+

Most pre-qualifications can be completed the same day once I have the required information, depending on volume and completeness. I pride myself on speed and communication, and my systems allow me to review applications and issue pre-qualification letters quickly, even when I'm away from my desk.

Whether I'm in the office or on the go, I make sure you get timely updates and a clear understanding of your numbers.

Are you licensed to lend in multiple states?

+

Yes. I am licensed to lend in all 50 states, and I actively help buyers close loans across the country—not just in Georgia. Many of my clients are military families completing PCS moves, so I regularly assist with transactions in other states such as Florida, Virginia, Connecticut, California, Texas, and more.

While my local focus is Camden County and the surrounding North Florida/South Georgia area, I can support you wherever your move takes you.

Do you work with first-time homebuyers?

+

Yes. I work with first-time homebuyers every day, including many service members using the VA loan program for the first time. I guide buyers through the full process—explaining how to use VA benefits now and how those benefits can support future home purchases as your career or duty stations change.

I also help explore grant and down payment assistance options, review credit improvement strategies, and make sure you understand each step clearly. My goal is to help you feel confident and well-informed as you purchase your first home.

Can you help with PCS moves to or from Camden County?

+

Yes. I regularly support service members relocating to Kingsland, St. Marys, and North Florida. Along with handling VA financing, I can point you to local community resources and Chamber/Rotary networks as you settle into the area.

Do you specialize in VA loans for military families?

+

Yes. I specialize in VA loans, PCS relocations, and military homebuying. I support service members at Kings Bay, NAS Jacksonville, Mayport, and duty stations nationwide.

Beyond lending, I can point you to local community resources and Chamber/Rotary networks that may be helpful as you settle into the area.

Can I rent out my home if I bought it with a VA loan?

+

VA loans are intended for primary residences, so at the time you purchase with a VA loan, you must certify that you intend to occupy the property as your primary home. However, life and duty stations can change.

After you have met the occupancy requirement, many borrowers do later move and convert a VA-financed property to a rental. Whether this is appropriate depends on your situation, future plans, and current VA guidelines. I can't provide legal or tax advice, but I can help explain how the VA side typically looks and recommend that you consult with appropriate professionals before making a decision.
